Expert: Type and input data accurately, Input data into spreadsheets and reports, Accurately create, organize, and maintain files, Compose grammatically correct business letters and correspondence

Answer phone and communicate messages

Marketing / BD / Sales / PR

Expert: Communicate effectively using standard construction terms

Effectively work business events and trade shows, Ability to sell company's strengths and experience, Make personal cold calls

Preconstruction / Estimating

Expert: Visualize, analyze, and communicate project scope of work, Prepare preliminary cost estimates/budgets/schedules, Maintain/create subcontractor/vendor bid list, Prepare quantity surveys/take-offs, Solicit bid invitations, Distribute and manage bid plans and documents, Communicate with subs - prepare RFP/RFI, Qualify and analyze bids, Analyze general conditions

Coordinate cost/means and methods with owner (or GC if you are subcontractor) and design professional, Manage value engineering process, Prepare project estimate/bid/schedule, Manage WBE, DBE, SBE, and/or MBE participation and recordkeeping

Safety / Risk Management / Insurance
Review and coordinate project-specific insurance requirements, Manage subcontractor/vendor insurance requirements

Purchasing

Expert: Develop and maintain vendor list, Develop final scope of work for bidders/vendors

Negotiate subcontracts and vendor contracts/POs, Sign subcontracts and vendor contracts/POs

Project Management / Field Supervision / Service Management
Prepare project budget and schedule of values, Evaluate and manage project budget during construction, Obtain and distribute construction drawings and specifications, Develop contract change orders, Review and approve subcontract change orders

Preparing detailed labor estimates utilizing man-hours, crews and equipment. Organizing the material and labor information for pricing. Soliciting material prices from suppliers. Verifying and compare your unit prices or the price of a system with a subcontractor and previous similar estimates. Confirm with architect/owner that all construction documents have been received and send documents to printer. Attend site visits. Call to confirm local building permit rates. Assist in the creation of bid packages for the subs Qualifications: Bachelor's Degree, preferably in Civil Engineering, Construction Management, Architecture or related field 10 to 25 years of experience in building estimating, ground up and interiors Pleasant disposition and team player Likes to mentor and train more junior employees Interest in moving up the management ladder Hate sitting on your hands Solid previous work experience
