Accounting
General bookkeeping knowledge, Process monthly draw applications, Make collection calls, Understand and accurately code job cost to projects, Understand accounting and financial reports, Perform contract audits / job audits / final contract reconciliation, Generate cost reports for profit monitoring, Analyze general condition costs to determine company overhead

Human Resources
Recruit employees, Maintain EEOC compliance, Coordinate and implement employee training, Manage termination process and exit interviews

IT / Management Information Systems (MIS)

Marketing / BD / Sales / PR

Preconstruction / Estimating
Visualize, analyze, and communicate project scope of work, Coordinate cost/means and methods with owner (or GC if you are subcontractor) and design professional, Prepare preliminary cost estimates/budgets/schedules, Manage value engineering process, Maintain/create subcontractor/vendor bid list, Prepare quantity surveys/take-offs, Solicit bid invitations, Distribute and manage bid plans and documents, Communicate with subs - prepare RFP/RFI, Qualify and analyze bids, Analyze general conditions, Prepare project estimate/bid/schedule, Manage WBE, DBE, SBE, and/or MBE participation and recordkeeping

Legal
Review companies practices and procedures for legal compliance, Understand lien and lien release process, Manage the notice to owner process, Prepare prime contract or owner contract, Negotiate prime contract or owner contract, Prepare subcontracts and contract documents, Coordinate and review documents for legal claims, Comply with/negotiate collective bargaining agreements/manage labor relations

Safety / Risk Management / Insurance
Establish and maintain company programs for claims avoidance, Maintain OSHA-mandated record keeping and jobsite safety compliance files, Coordinate and administer safety training, Coordinate safety compliance with jobsite subcontractors and employees, Inspect and maintain safety supplies and equipment, Coordinate company-mandated drug testing, Analyze insurance requirements and solicit proposals, Review and coordinate project-specific insurance requirements, Manage subcontractor/vendor insurance requirements, File insurance claims, negotiate settlement of claims, and track insurance claims, Secure payment and performance bonds, Review subcontractor bonds for compliance

Scheduling
Prepare project schedules using scheduling software, Evaluate in real time schedule adherence, Maintain and update schedules for duration of jobs, Coordinate subcontractor/vendor site activities for schedule compliance

Purchasing
Develop and maintain vendor list, Develop final scope of work for bidders/vendors, Negotiate subcontracts and vendor contracts/POs, Purchase office supplies, Purchase service and maintenance contracts, Purchase construction materials, Expedite deliveries to parallel construction schedule, Purchase/lease construction equipment

Permitting
Prepare construction permit applications and submit, Understand permitting process and expedite permit issuance

Project Management / Field Supervision / Service Management
Prepare project budget and schedule of values, Evaluate and manage project budget during construction, Obtain and distribute construction drawings and specifications, Prepare submittals and shop drawings, Maintain submittal and RFI logs, Review and redline shop drawings, Set up job trailer, coordinate temporary utilities and job office FFE, Layout for staging, excavation, sheeting, shoring, Perform quantity surveys takeoffs, Develop and submit owner (or GC if you are a subcontractor) pay requests, Review and approve subcontractor/vendor pay requests, Develop contract change orders, Review and approve subcontract change orders, Monitor subcontractor/vendor performance and adherence to specifications, Schedule and maintain field inspection logs, Schedule and record jobsite/subcontractor/owner meetings (or GC if you're a subcontractor), Maintain as-built drawings, Prepare close out, warranty, and final "as-build drawings" records

Additional Job Highlights
The Client is a mid-sized full service Mechanical Contractor in the metro DC/MD area. They are an established firm in business for over 30-years and have revenues in excess of $80M. They currently have a very high sense of urgency for a Project Manager/Project Executive due to rapid growth in the company. The successful candidate must have over ten years experience in the Mechanical Contracting industry and be accustomed to managing multiple projects at a time. Their experience should include the ability to manage projects ranging in size from $5M to $15M or more. A degree is not required, but if the individual did possess a degree that would be a plus. They should have solid experience and a mix of commercial, institutional, light industrial and government projects including offices; tenant fit-outs; renovations and new construction. Experience with job cost tracking and cost codes are essential and required for consideration in this position. This individual will be involved in marketing; business development; negotiating construction purchases and buyouts; estimating change orders and other responsibilities consistent with those of a Project Executive/Project Manager. Salary is commensurate with experience and they offer a very competitive compensation program. There will be annual reviews and potential for continued growth and advancement. They should also have excellent people skills, a great attitude and able to multi task.
