Accounting

Expert: Process monthly draw applications

General bookkeeping knowledge, Make collection calls, Understand and accurately code job cost to projects, Prepare and maintain WIP reports, Understand accounting and financial reports, Perform contract audits / job audits / final contract reconciliation, Perform internal audits, Generate cost reports for profit monitoring, Analyze general condition costs to determine company overhead

Human Resources
Understand federal/state employment regulations, Recruit employees, Maintain employee handbooks, policies and procedures, Coordinate and implement employee training, Manage termination process and exit interviews, Manage vacation schedules and reporting

IT / Management Information Systems (MIS)
Basic understanding of computers and computer systems, Analyze system needs and procure hardware and software, Teach users common office software

Preconstruction / Estimating

Expert: Visualize, analyze, and communicate project scope of work, Coordinate cost/means and methods with owner (or GC if you are subcontractor) and design professional, Prepare preliminary cost estimates/budgets/schedules, Manage value engineering process, Maintain/create subcontractor/vendor bid list, Prepare quantity surveys/take-offs, Solicit bid invitations, Qualify and analyze bids, Analyze general conditions, Prepare project estimate/bid/schedule, Manage WBE, DBE, SBE, and/or MBE participation and recordkeeping

Legal

Expert: Review companies practices and procedures for legal compliance, Understand lien and lien release process, Prepare prime contract or owner contract, Negotiate prime contract or owner contract, Sign contract or owner contract on company's behalf, Prepare subcontracts and contract documents, Coordinate and review documents for legal claims, Represent company on unemployment claims, Comply with/negotiate collective bargaining agreements/manage labor relations, Negotiate real estate purchases/leases

Safety / Risk Management / Insurance
Establish and maintain company programs for claims avoidance, Maintain OSHA-mandated record keeping and jobsite safety compliance files, Coordinate and administer safety training, Perform site safety visits and prepare compliance reports, Coordinate safety compliance with jobsite subcontractors and employees, Inspect and maintain safety supplies and equipment, Coordinate company-mandated drug testing, Analyze insurance requirements and solicit proposals, Negotiate and purchase company-provided health insurance, Negotiate and purchase workers comp insurance, Negotiate and purchase company liability insurance, Review and coordinate project-specific insurance requirements, Manage subcontractor/vendor insurance requirements, File insurance claims, negotiate settlement of claims, and track insurance claims, Manage company surety/bonding program, Secure payment and performance bonds, Review subcontractor bonds for compliance

Scheduling

Expert: Prepare project schedules using scheduling software, Evaluate in real time schedule adherence, Maintain and update schedules for duration of jobs, Coordinate subcontractor/vendor site activities for schedule compliance

Purchasing
Develop and maintain vendor list, Develop final scope of work for bidders/vendors, Negotiate subcontracts and vendor contracts/POs, Sign subcontracts and vendor contracts/POs, Purchase service and maintenance contracts, Purchase construction materials, Expedite deliveries to parallel construction schedule, Purchase/lease construction equipment, Purchase/lease automobile fleet, Purchase/lease capital office equipment

Project Management / Field Supervision / Service Management

Expert: Prepare project budget and schedule of values, Evaluate and manage project budget during construction, Review and approve subcontractor/vendor pay requests, Review and approve subcontract change orders, Monitor subcontractor/vendor performance and adherence to specifications
